Annual Maintenance Contract or One-Off Repairs? How to Decide

For some properties an AMC pays for itself. For others, pay-as-you-go makes more sense. A simple way to choose.

Property owners often ask whether an annual maintenance contract (AMC) is worth it. The honest answer: it depends on the property, how it's used and how much downtime costs you.

An AMC makes sense when you have several systems that need regular attention (AC, water pumps, lighting, fire-safety support) or when a breakdown affects tenants, staff or customers. Planned visits catch problems early, and priority call-outs mean faster fixes.

One-off repairs suit smaller apartments or newer properties with few issues. You only pay when something needs doing, but you won't get priority response or a maintenance history.

A useful test: add up what you spent on repairs last year and how many days something wasn't working. If either number worries you, an AMC is likely the better choice.

Vivek Technical Services offers both, and we're happy to review your property and recommend the option that genuinely costs you less.
